A3, which stands for Advanced Architecture Apartments, is an inspiring residential building nicely nested in its surroundings along Bulgaria Boulevard, one of Sofia’s most contemporary areas. The location itself facilitates easy access both inwards to the city centre and outwards to the Ring Road and then to Hemus, Trakia or Lyulin motorways.
The building is divided in five individual bodies, each one making a block of apartments. Ground levels are allocated to commercial areas with vehicle parking accommodated in two underground levels. In plan, shapes are regular and orthogonal, and living areas are generous with east-south exposure. To ensure maximum comfort for occupants, the number of bathrooms and toilets corresponds to the number of bedrooms. Depending on which of the five blocks we enter, at each floor we find two or three apartments. The building boasts excellent technical ratios with the common areas accounting for as little as 11 % of gross floor space. The corridors take up only minimum space and provide fast access to high-speed lifts which are custom-made to the A3 building by the global leader OTIS. The materials used in the building envelope – glass and glass-fibre concrete Fibre C – contribute further to the perception of elegance. The full curtain wall on the eastern side is made of REYNAERS aluminum frame and high-performance glass dimensioned to resist strong thermal and wind loads.
The skeleton of the building is a monolithic ferroconcrete structure without expansion joints and is executed in high-strength concrete С30/37 reinforced with В500 steel bars. The five blocks rest on a common fundamental slab 180 cm thick, while the floor slabs are as thick as 25 cm which makes soundproofing between the individual floors even better.
