Polygraphia Office Center is a landmark historical building converted into a modern business complex which stands out as a leading office project in downtown Sofia. Polygraphia Office Center offers an outstanding downtown location. It is situated on Sofia’s largest boulevard, Tsarigradsko Shose, and in one of the most attractive central residential areas – Yavorov District. A distinctive feature is that it is within a walking distance from the largest green area in Sofia, Borisova Gradina Park, which is connected via walking underpasses. The project is in close proximity to major governmental and state institutions, cultural and historical sites.

Polygraphia’s conference center offers two halls with capacity from 20 to 120 seats depending on the type of arrangement. The Art Space is a creative zone where Bulgarian and international artists showcase their works. The open space between „the old“ and „the new“ part of the business complex can be used for a variety of stage performances. The interior design offers to Polygraphia’s employees the opportunity to dive into a modern, young and dynamic environment. The authentic structure of the building and its distinctive architectural details have been carefully preserved. A delicate connection between classic and modern style is being formed. The newly developed space fits perfectly to the architectural features of the whole complex by giving prominence to its uniqueness. The current building's structure is located in the patio of the complex, oriented towards Nikolay Rakitin Str. The L-shaped building is constructed on six floors and a basement with general TBA of 12 812 sq. m, 10 000 sq.m of The TBA are office space. The total number of parking lots is 300.
Polygraphia Office Center (Phase 2) is planned in a manner to adapt perfectly to the existing business environment. The newly created connections significantly relieve traffic and contribute to enhancing the functionality of common areas. Through a spectacular glazed passage a direct approach is made from the main entrance on Nikolay Rakitin Str. to the communication node of the new building. This element provides an optimal opportunity for internal communication and preserves the autonomy of separate volumes and areas.
All offices are provided with natural side lighting. Raised floors allow variety of furniture options. The floor height of an office level is 3.50 m, and the height between the raised floor to suspended ceiling is 2.80 m.
The northern face towards the residential complex is a glazed suspended façade, a screen reflecting the rich greenery of the picturesque Yavorov district. The eastern outer part is represented as a combination of balanced window openings and a solid surface with a clinker lining. The inner courtyard façades are fully glazed. The last terraced floor is designed inwards, thus the metal pergola optically continues building’s volume. The eastern part has an open ground floor, providing the opportunity for natural aeration of the patio.
High quality and durable materials are used in building’s interior. Sound-absorbing materials limiting noise pollution and creating healthy working environment are provided. This has been achieved using special textures on suspended ceilings panels and implementing carpet panels on the installation floor. Each office is suited to particular tenants’ requirements. The exterior enclosures of the building have excellent heating and air conditioning features. All glazed façade sections towards the printing house are executed with sound-proof glass and accosting windows.
