The investment design was prepared based on the technical specification of the investor Moto-Pfohe EOOD and approved by JAGUAR AND LAND ROVER, UK and Germany, planning permit issued on 21.04.2016 by the Chief Architect of Kremikovtsi municipality and geodetic survey of the land provided by the investor. The Complex was built on a land lot owned by Moto-Pfohe EOOD. The access to the Complex is by the Sofia Ring Road into which the Northern Speed Tangent merges, in the immediate proximity of the cloverleaf interchange of the Ring Road and Botevgradsko shose.
The showroom is designed and build at level 531.30 m, which is 60.00 cm above the level of the adjacent Ring Road, to ensure better visibility towards the Complex.
The height of the building is in compliance with the 10 m building height to the cornice envisaged in the planning permit.
The street going to the Complex is fully constructed on an embankment. Given the natural terrain and its natural drainage, the car service centre to the Complex is at level -3.20 m = 528.10 m. Using the natural denivelation of the terrain (- 3.00 m in this section), a covered car park for second-hand cars was built under the showroom and with a functional connection to it. The access to the car service centre and the second-hand car park is provided through two access ramps from the inside local lane.
The ramp on the left-side of the Complex for service access of road haulage vehicles and heavy duty vehicles is at a 6% slope, and the ramp on the right-side of the Complex – for visitors of the car service centre and the covered car park – is executed with a 10% slope.
At the base entrance level of the Showroom, there are two car parks designed and executed on a concrete slab, for visitors of Land Rover and Jaguar, respectively. The car dealership is situated with its long side along the centre line of the ring road to Sofia city. The main customer entrance is also oriented towards the road – at the eastern side of the building. The showrooms of the two car brands are located symmetrically – Jaguar to the left (south) and Land Rover to the right (north). The left/right division also continues in the administrative and service part of the two car brands, including consultancy and trading areas and offices, goods and accessory areas of the respective car brands, exits for issuing of new cars and entrances for replenishing with cars.
Customer service areas for the two car brands – reception, customer and visitor rest, area for configuring of cars, and a coffee shop area as located in the central part along the centre line of the building.
Sanitary facilities for visitors and staff, common administration, evacuation exits, staircase and lift to elevations +3.52 m and -3.20 m are built at far end of the car dealership (west).
The administration block of the complex: a meeting hall, offices and service rooms are located at level +3.52 m.
The underground open car park in the partial basement is designed at level -3.20 m for second-hand cars. It is situated under the car dealership, its customer entrance from the north and staff entrance from the south, at natural ground level. From the east, in the area of its full digging-in, natural lighting and ventilation is ensured by English basement. Common openings at the underground level are 10% of the surface of the car park. A transformer unit for servicing the complex is built in its south-east part.
A car service centre with car reception rooms, supervisors, offices of the car service centre head, manager, mechanic, mechanical service, storage rooms, engineering rooms and amenities for the personnel are designed in the western part of the Complex.
A customer entrance to the car service centre, second-hand cars and car reception room at level -3.20 is in the northern part of the building in close proximity to the right hand access ramp. Information desks, supervisor desks, car spares shop, service managers’ offices, as well as a second-hand car service area are arranged around the reception lobby.
A staff entrance is built at level -3.20 m in the south part for supply of spare parts and entrance of employees, ensuring functional connection with the mechanical workshop and service. All engineering rooms for servicing the complex are designed and built in this area. Staff staircase ensures functional connection with level two ±0.00 m, where sanitary rooms, amenity rooms and staff training hall are situated.
The mechanical service shop is designed with two opposite entrances-exits from the north and south, partitioned off in view of its furnishing at two stages.
For the sale of new cars daylight is of crucial importance. Hence, we have integrated large glazed shop windows in the facades of the building. The suspended ceiling in the showroom conceals the installations and structural elements giving the space a finished look.
The Complex was executed as a combined structure. In the monolithic reinforced concrete frame of mixed structure system (frame-and-girder and girderless structure), the roof structure is a reinforced concrete slab executed as flat roofs with the HVAC equipment partially located on it. In the metal structure, designed and built to cover the showroom and the repair room, the roofing is corrugated steel plate with heat and hydro insulation achieved through layer-by-layer assembly. The surrounding walls of the mechanical workshop are made of cassette panels with layer-by-layer assembly, and the Showroom is executed in curtain walls on metal manettes combined with aluminium composite sheets with thermal insulation, in accordance with all the requirements of the Jaguar Land Rover brand.
The Complex is equipped with an alarm and security system, electrical, water supply and sewerage systems, ventilation and air conditioning, fire alarm system and a week current installation.
