The newly finished building that hosts the Medical Center - Ophtalmic Hospital “Zora” is situated in PL IX-1037, sq. 8, l. NPZ „Iztok” – l. „Karo”, district „Mladost”, 4 ”Peter Protich” st. The district is prestigious and communicative, situated near the “Tsarigradsko Shose” blvd.
The construction of the building is concrete and uses beamless slabs. The oriels’ construction uses metal beams. Bricks “Vinerberger” are mainly used in the masonry. Some interior walls are made of aerated concrete or plasterboard sidings.
There are total of five main levels above the ground zero. The main lobby, the cafeteria, the optic and the pharmacy – all of them with separate access from the street - are housed at the ground level. the five main floors also house GPs’ and specialized offices, hospital, hospice, four surgical halls and stationary rooms.
The sixth floor houses the administrative offices and the restaurant. Its façade walls are drawn back from the main façade plains of the building thus making space for a rooftop terrace with attractive view of the city landscape.
One underground level houses the clinical lab, installation and service rooms and garage with 25 parking places. The underground floor is divided into zones by automated fireproof doors.
At the north side, by the main entrance are situated 15 ground level parking spaces.
The central lobby featuring a glass façade and emporium lets plenty of daylight in. The oriel above it protects the inner space from overheating. This particular main entrance configuration provides appropriate microclimate and also lets the outer space “flow” into the interior thus inspiring a comforting sensation of light and space.
The façade of the building is postmodern in its disposition. The main composition elements are following the directions of the adjacent streets.
The façade materials used are granite, Etalbond sidings and coating with 10cm thick thermal insulation of Fibran underneath.
The joinery, provided and assembled by “Etem” is aluminum with double glazing.
Interior flooring is granite tiles for the common used spaces and antibacterial floor overlay for the special medical ones. Interior walls are covered in latex paint with antibacterial properties. Ceilings are suspended. The faience and terracotta tiles used in the lavatories are high quality Italian and Spanish ones.
The water supply and plumbing system is made of PE and PP elements made in Serbia. The electrical installation is built up using matherials of the French firm “Le Grand”.
HVAC installation is provided by LG and DAN Vent.
All the furniture in the offices and in the hospital rooms is Italian.
Surgeries are equipped with „Alcon“ and “Zeiss” high-tech operational devices.
There are three elevators in the central zone of the hospital and another one in its south-east zone. This one is panoramic and has a great view over the surrounding city scape.
The building has two staircases – one in the central zone and one in the northern zone. Both use natural daylight.
The overall design composition and volume situation used when planning the building gives chance of implementing energy-efficient models.
The design of the hospital, its façade and functional properties ensures its conflict-free, harmonic presence in the adjacent city area and in the overall city silhouette.
