DIAMANT Building, located between the Hunting Park and Boris’ Garden, is a peculiar combination of nature and talent, knowledge, skills and gained experience of ARTEKS ENGINEERING. The diamond is a unique crystal, fascinating with durability and strength, with purity and light, and here it embodies the building – A TEMPLE OF LOVE, HARMONY AND PURITY.

For twenty-five years ARTEKS ENGINEERING has grown up in the eyes of its customer: with talent, professionalism and impeccable ethics. For twenty-five years the customer himself has also grown up: with knowledge, taste and dreams. He deserves the new peak this entirely Bulgarian architectural and construction company is aiming at. DIAMANT – for the man who wants beauty to be eternal and for Sofia which is worthy of the best.

Inspired by the precious stone in which the rays break into a unique game, DIAMANT captures and masters the light to extract and convey the emotion and beauty of it. The free-standing building is precisely oriented on its ground, welcoming the sunrises and sending the sunsets, obeying the harmony in nature and the eternal rhythm in it, also capturing the rhythm of modern, forward-looking and far-seeing people.

According to ARTEKS, the current high-rise buildings are not just with a new height, but with a new concept: they are multifunctional and dynamic. Contrary to the notion of ‘bedroom’ cooperatives, they offer a world in which the most important human needs are satisfied: work, rest, sport, meetings. The 22-storey building is conceived as a place for a community sharing living, relaxation and communication spaces. The very variety of types of residences (from 77 to 467 square meters) implies that people with different marital status and of different generations will be accommodated here. The vision of the whole implies that it will be a small vertical city in which everyone can find their place and their desired contacts.

The shared areas climb vertically, bringing dynamism to everyday life and creating the delight of panoramic views. The open impressive spaces of the building are up to the height of a traditional fifth floor (12,5 m) – the impressive entrance to the building, with a spacious lobby, spaces for quite games, relaxation and coffee. The cars give up their place in the terrain to reveal the significant open spaces that are being used as green areas and a special landscape design for the park area. The building has two underground levels with a total of 126 garages. The SPA Center of DIAMANT Building is impressive – with a covered 25-meter swimming pool, children’s pool, fitness hall, yoga hall, pilates, body treatments, massages, steam bath and sauna. The building has also three high-speed and noiseless Schindler elevators that provide fast access to each floor level in the building, overcoming each floor per second.

ARTEKS ENGINEERING challenges our habit of associating glass facades with office buildings. DIAMANT Building is without an impressive façade and back, but as a true masterpiece it is wonderful in every angle – like a diamond that does not stop revealing its mystery and charm. A classically simple and modern provocative building, impressive and sophisticated, standing firmly on the ground and staring into the sky... The glass that has enveloped it takes away the feeling of massiveness. It now pushes the rays into the house and then turns into a mirror that doubles the sun and the running clouds. In turn, the spacious terraces remind you that the dwelling here is not a collection of walls, among which you can isolate yourself from the world, but a place where you can enjoy the freshness of the morning and the charm of the sunset. Raised and ethereal, bathed in rays, the building does not stop playing with light, turning the façade into a canvas where everyone discovers their exciting picture.

The building of ARTEKS is characterized by extremely low energy consumption thanks to the large thickness of the façade thermal insulation (15 cm stone wool) and the high-grade aluminum façade systems of the Belgian company Reyenears, combined with triple glazing and glass based on Guardian.

Panoramic showcases and breathtaking views are revealed from every room, as openable wings are provided in the corner areas of each room, thus avoiding the vertical and horizontal Viennese glazing bars of the suspended glass facade, releasing it from the familiar raster of office buildings. Such a solution of the façade engineering creates the unique feeling of comfort and coziness of the home, combined with unparalleled panoramic glazing, revealing stunning views to Sofia City and Vitosha Mountain! 

Life in DIAMANT Building provides the opportunity to owners to choose the heating, ventilation and air-conditioning options that are most suitable for their home. The central heating of the residential building is provided by the Thermal Power Plant (TPP). Cooling is decentralized by applying individuals split air-conditioning systems to every residence. The indoor units are high-wall mounted in the rooms and the outdoor units are located on special installation terraces. The commitment of ARTEKS ENGINEERING is to provide a set of options so that individual choices do not harm the aesthetics of the whole and the comfort of others.

DIAMANT is also the FIRST residential building in which a recuperation system is provided for each individual property in it, thus the building meets the highest contemporary requirements and reduces the carbon footprint during its operation. In this respect, DIAMANT Building already meets the air quality requirements in residential buildings that have become standards in a number of countries such as Switzerland, as well as Germany and Austria, with the tendency to make these measures mandatory for all buildings in the EU member states, part of the Europe 2020 Program to reduce carbon emissions. 

The recuperation systems to clean the outside air in the building and supply it as fresh air in the rooms correspond to one of DIAMANT’s miracles: ‘Not only do we enjoy the view and the mountain, but also breathe fresh mountain air’.

The system for heat recuperation, i.e. for thermal return, is a process of controlled ventilation: the exhaust air from the rooms is used to heat or cool the fresh outside air. It is carried out by heat exchange without direct contact between the two air streams. Before going into the recuperator, the outside air passes through a system of filters that cleanse it from dust, pollen, allergens and fine particles, taking care of the health of the occupants in the building. If necessary, the recuperator and air-conditioning systems complement each other so as to create the desired thermal comfort in the rooms. In this way, the microclimate is significantly improved for occupants with low energy consumption.

The leading rule from which the design of every new project of ARTEKS ENGINEERING begins is ‘comfort, convenience and harmony in residential buildings’, that has become the responsibility the company assumes with every new project and does not stop to reach new heights, trying to meet the growing expectations and requirements of its customers. Insulations providing sound comfort are extremely important for each residential building and are rethought and refined as a detail in every new project of the company, striving for perfection. The floor structures in DIAMANT Building are soundproofed against impact noise of up to 63 decibels (10 decibels above the requirements of Ordinance No: 4 on the Limitation of Harmful Noise in Buildings), as the detail in the building is made with 30 mm last generation stone wool ROCKWOOL STEPROCK with a density of 140 kg/m2, laid between the reinforced concrete slab and the cement screed in the rooms. In turn, the type of masonry (with noise absorbing mineral wool filling and special pre-wall linings) of the partition walls between the individual apartments absorbs up to 70 decibels impact noise and ensures the comfort of silence in each residence. The partition walls in the apartments are made according to a special KNAUF detail and the performance is superior to any brick masonry in the air noise isolation index. The so-called ‘sandwich wall’ absorbs air noise up to 20 decibels more than the standard brick wall. 

Moreover, there is a difference in the thickness of the walls depending on the purpose of the rooms. The ‘sandwich wall’ between two relatively quire rooms, such as bedrooms /12 cm/, absorbs up to 55 decibels, but between a bedroom and a living room /15.5 cm/ – 60 decibels and provides the required comfortable silence of 20 decibels in the bedrooms – like the noise of the fall of leaves.

As a performance, the partition walls have a double or single structure with mineral wool filling and two layers of plasterboard to every room in order to achieve maximum results in terms of noise insulation between the individual rooms.

The outdated prejudices to high-rise construction will be dissipated precisely by buildings like DIAMANT, which will reveal how luxuriously, pleasantly and healthily you can live in them. Situated as best as possible on the terrain, built with raw materials and materials of proven origin and state-of-the-art technologies, the home here is not only magnificently sunny, noise- and heat- insulated, but also economical in its energy consumption. 4. Information of suppliers of materials, technologies and solutions used in the implementation of the building

 

The principle of uncompromising performance quality and security of living of ARTEKS ENGINEERING AD is again realized in Diamant Residential Building with selected materials and tested modern technologies.

 

 

 

Technology of implementation

 

The structure is reinforced concrete, monolithic, skeletal, the floor structure is of a combined type /beamless and girder slabs/.

Taking into account the high seismic activity in Sofia, the company has implemented a special plan to ensure the stability of the building at a strong earthquake. When building the foundation of the building, foundation piles with a depth of 15 m have been made. The façade walls, as well as all the internal walls in the apartments have been constructed with Knauf materials and according to their approved details. All walls between the individual residences are double masonry of Wienerberger ceramic bricks with an intermediate layer of 2 cm heavy mineral wool that isolates from structural and air noise among the individual properties. A technology has also been applied in making the sound insulation against impact noise in the floors of the rooms, under the screed, by making the so-called ‘floating floor’ with the laying of 3 cm thick heavy stone wool.

 

Façade

 

The façade cladding is made of 3 mm thick aluminum sheet, molded and with argon welding in factory conditions, mounted on a lightweight aluminum structure, according to a unique design. The heat insulation is heavy stone wool, unilaterally laminated and 15 cm thick.  All railings on terraces are glass, console. All materials of the façade thermal insulation have a low resistance to the so-called steam diffusion (the property to permeate water vapors).

 

Joinery

 

DIAMANT is also a building with a peculiar light management. Sunlight protection is carried out through clever architectural techniques, as well as through active and passive sun protection. Integrated and combined sunscreen systems protect against the damage of excessive radiation, preserving natural light. High selective glasses, taking into account the high solstice in the summer and reflecting UV rays, are fitted in the suspended façade. On the other hand, they accumulate the sun’s rays in the winter when they are most desirable. In the other areas of the façade, a special façade panel with external sunscreen blinds with remote control and possibility for individual programming is provided. The depth of loggias provides the necessary sun protection in these areas.

After carefully selecting the supplier of profiles for joinery and suspended facade, ARTEKS ENGINEERING AD has selected and trusted Reynaers Aluminium. For Diamant Building, the profile system for suspended façade and joinery is based on Reynaers’ individual design, with Sobinco Chrono hidden casing and PURITY design handles. The logo, the emblem of the building stands out as a discreet detail on the handles, making them truly unique as a performance, part of the perfection of DIAMANT.

The glazing is triple glazing (external high-energy glass SunGuard SN 70/35 HT, medium glass Extra Clear, internal low-emission glass ClimaGuard Premium, all glasses being a product of the company GUARDIAN).

 

Noise Insulations

 

The leading rule from which the design of every new project of ARTEKS ENGINEERING begins is ‘comfort, convenience and harmony in residential buildings’, that has become the responsibility the company assumes with every new project and does not stop to reach new heights, trying to meet the growing expectations and requirements of its customers. Insulations providing sound comfort are extremely important for each residential building and are rethought and refined as a detail in every new project of the company, striving for perfection.

Common areas

 

The main entrance of the building will welcome you with sliding glass doors with controlled access.

In the anteroom to the lobby, the designer mailboxes are also shaped in an extremely interesting way – they are made according to a special design, where chipboard with matt Lacobel cladding and decoration and numbering with print have been used.

The lobby of DIAMANT Building impresses with its height – just over 6 meters, light and space, oriented with its showcases to the adjacent park of the building. In it, the combination of glass linings, AGC’s Lacobel, stone lining made of 3D panels to form diamonds, suspended ceiling made of acoustic plasterboard with built-in spectacular hidden lighting is skillfully used, and the flooring is made of large-size granite tiles (Granitogres™). The suspended ceilings, hidden illumination and soft light complement the feeling of coziness.

The floorings of the floor lobbies are made of strips of granite, providing place to a high-grade carpet made to order that will take you to every apartment. The floor landings also stand out with their suspended ceilings and hidden illumination that gives the soft light radiating coziness and warmth. The inspection boxes in the common areas are decorated with elegant bronze mirror panels and sides of natural stone veneer.

The entrance doors of the apartments are shaped with diamond facets, pre-cut by design in the marbled limestone slabs that highlight the entrance to each of the apartments in the building. Each of the doors has an elegant backlight, highlighting its unique lining. The lining is made according to a specially developed design with diamond facets cut in the natural walnut veneer, which are the last stroke giving the complete finish of the project, reminding that every detail is in its right place, an integral part of the whole – DIAMANT.

 

Building installations

 

For the plumbing installations, inox pipes and fittings of the company Viega have been used. Heating is decided by the supply and installation of high-grade heating radiators of the Belgian company Jaga, as the heating installation has been made with copper pipes and fittings.

The building has three Schindler high-tech elevators, model 5500, without machine rooms, with a running speed of 2,5 m/sec and operating in a group that conforms to the highest requirements for comfort and safety of the users.

A high-class video intercom system of the Spanish company Fermax has been installed for connection from the entrance doors and from the reception room to each apartment.
